    Desk Capacity

    Desk Capacity refers to the number of people a room or facility can accommodate, usually determined by the number of seats or workstations available. This may be difficult for the actual number of desks that you choose to place within your workspace.

    Suppose you opt for a ‘high-density’ workspace, where people work closer together rather than removing some of the desks to create a more spacious working environment. If you currently occupy a leasehold or managed workspace, please factor in the total number of potential desks within the space. This includes all the breakout, lounge and communal areas. This will help you compare a serviced model with a leasehold / managed office setup.

    Although we always make our workspace recommendations based on ft.² and the usable space within the building. Understanding the ‘Cost Per Desk’ is essential to get an accurate figure for serviced, leased, and managed workspaces. This includes all expenses for on-site operations, such as rent, business rates, utilities, taxes, and furniture. Divide this number by your Total Desk Capacity. This figure will ultimately help you budget for which office spaces to rent.

    Compared to a traditional lease where you build the amenities into the space and pay rent 24/7, a serviced environment means you only rent the spaces when needed.

    Meeting Room Usage

    We suggest rounding up your meeting room usage to the nearest hour. Although some workspace providers allow you to book meeting rooms in shorter time slots, most allocate credits on an hourly basis. The maximum bookable access has been set to eight hours per day. Helpful if you want to compare the costs of building your own dedicated meeting room.
